The Kurotaki Chabann project involved a complete tenant improvement of a shell-condition CRU located at the base of a concrete rental tower. Starting from raw base-building delivery — exposed concrete, capped services, and unfinished systems — the space was transformed into a fully operational Japanese dessert and tea café.
The build-out required detailed coordination of mechanical, electrical, and plumbing systems to support commercial kitchen equipment, specialty beverage preparation, ventilation requirements, and high customer turnover. Slab penetrations, grease management, and utility tie-ins were executed in alignment with base-building constraints and tower occupancy considerations.
Design execution focused on delivering a clean, modern aesthetic reflective of the Kurotaki brand — integrating custom millwork, feature lighting, branded wall treatments, and durable high-traffic finishes. Particular attention was paid to storefront transparency and interior visibility, activating the tower’s ground plane and contributing to the pedestrian experience.
The result is a refined, high-performance retail environment that activates the base of a residential concrete tower — transforming a raw CRU shell into a vibrant hospitality destination through disciplined execution and precise coordination.
